When I first started as a real estate agent, I followed the traditional route—listing homes, hosting open houses, and working tirelessly to close deals.  I hired agents to handle the overflow of leads and inside sales to handle the calls. It felt like I had a very successful organization, BUT the problem was that I wasn’t making any real money.

Owning a brokerage and all the payroll and overhead that went with it kept me up nights while working hard all day to try to close my own business. It became exhausting.
 
My wife, Cyndi, worked in new home construction and sales as well as dabbling in remodeling when one of my agents came to me with a listing that her clients desperately needed to sell. We had an acquaintance that invested in real estate and they decided to partner up on this project. The investor funded it, Cyndi controlled the renovations, and I listed and sold it. The project did very well, and they made very good money.

The thing that worked for me was I was able to make the buyer's fee on the purchase and then list the home and make the listing fee. Not only that, it was a simple transaction to handle because the original buyer was cash and two week close, and the sale of the property was a client that was only concerned with the numbers and had no emotions in it.

This transaction was actually FUN! And I was hooked.

Now she turns about fourteen homes per year which means fourteen purchases and fourteen sales. That is twenty eight transactions a year with one client.

Now my mind is turning. If I can do this with one client, what if I had 5 or 10 or even 20? And I did.​
